PERMITTED DEVELOPMENT
Permitted development means development without planing permission providing it meets all the criteria. Below are a few point
- under 40 cubic metres for terraced or 50 cubic metres for semi or detached properties bear in mind any previous additions must be included
- A dormer window that fronts a highway is not permitted development but dormer windows on other elevations are permitted development
- No part of the extension to be higher than the highest part of the existing roof structure
- Verandas, balconies or raised platforms are not permitted development
- Roof extensions, apart from hip to gable are to be set back, as far as practicable, at least 20cm distance from eaves
- Any side facing windows must be obscured glazed and non opening unless the parts which can be opened are 1.7 metres above the floor of the room in which it is installed
- Permitted development applies to houses and bungalows but does not apply to flats, maisonettes, listed property or property on designated land (national parks ect)
- Work on a loft or roof may affect bats. As bats are a protected species a licence may be required if they are using the building
Planning Permission
If planning permission is required it will mean drawings will need to be drawn up and submitted to the local council At M J Griffiths Carpentry and Building we can organize this process, our architect will work with you to achieve what best suits your requirements
